With health concerns at an all-time high, it’s more important than ever to reach qualified buyers online and take steps to ensure the safety of your home. 

The old way of selling a home is not dead yet but it is practically a recipe for failure in a post-COVID-19 world.  Best practices like professional photography, videography, and high resolution 3D tours (which have always been a cornerstone of our marketing plan) are now essential to connect with buyers who may be apprehensive about visiting a stranger’s home.  Premier Fine Properties goes above and beyond what other brokerages are doing to market your home online. For example, we advertise your home on Facebook and YouTube using a variety of ad types (Messenger, Lead, Marketplace, etc.) and based on how qualified a prospective buyer is (as determined by a pre-approval letter or proof of funds), we may then either schedule an in-person showing or invite them to attend the next virtual open house (and/or watch the previous one). When it comes to signing documents, there is no need to reach for a pen as that can all be done electronically, and you can even attend the closing virtually if you prefer.

Pre-Market Prep Work

Before we list your home on the market, we must first lay the groundwork for success. 

Premier Fine Properties will look at market data, your home’s features, and its overall condition to suggest a listing price. Then it’s time to make your home shine which usually just requires a little elbow grease which generally includes pre-packing and moving personal items out of the home, cleaning, potentially staging, and landscaping. Once you have your home in  the condition you’d like the buyer to see it, just let your agent know and we’ll schedule a time for one of our media specialists to visit to photograph, record, and take a 3D tour of your home. If it’s cloudy or rainy, our media specialist may suggest rescheduling in order to capture your home in its best light on a sunny day.

After the photos, video, and 3D tour are ready to go, we will begin to pre-market your home ahead of the date we list it on the MLS. Such pre-marketing includes emailing all realtors who have represented at least one client in the past two years within a ten mile radius of your property to ask if they know any buyers who may be interested in your home, marketing your home on Facebook and YouTube as a property that has yet to hit the market, and sending “coming soon” mailers in your neighborhood to ask your neighbors to get in touch with us if they know of anyone who may be interested.

Marketing and Follow-up

We aggressively market your home across a variety of channels and actively engage potential buyers. 

We start by producing photos, videos, and 3D virtual tours to wow potential buyers. We go to far greater lengths than traditional real estate brokerages to reach potential home buyers online via a variety of different types of ads on Facebook, Instagram, and YouTube. We then engage with leads and when we identify a qualified, serious buyer who wants to view your home, we let you know so that we can coordinate a showing. Of course, we also post the photos, video, and 3D virtual tour to the MLS which in turn gets syndicated to thousands of popular real estate websites. 

Open houses are a great way for potential buyers to check out your home, however, if you are concerned about letting strangers into your home due to the COVID-19 pandemic, we can still host virtual open houses via Facebook Live. We can also restrict access to your home at in-person open houses to individuals with normal body temperatures using a contact-free temporal thermometer.    

 

Going From Contract to Closed Deal

A ratified purchase agreement is fantastic but it is far from the finish line. We work to keep closing on track. 

When a buyer expresses interest in your home, we always have a contract at hand to help any potential buyer make an offer (legally this is referred to as a ministerial act).  When an offer is made, we analyse the offer, calculate the net proceeds to the seller, identify key dates, and review the offer with you so that you can decide if you’d like to accept, counter, or reject the offer. 

Purchase contracts frequently contain inspection and financing contingencies and can both present hurdles that get in the way of closing the deal or reduce your net profit. Your agent will help you to avoid such issues in the first place and help you save money if they arise. 

When it comes to the closing itself, even prior to COVID-19 it was commonplace for sellers not to attend closings so if you prefer not to attend, or would like to attend virtually, we can coordinate that with the title company for you.
